Notice the 3 menu buttons near the top of this page.  They are "Tomlinson Black Home Search",  "Windermere Spokane Map Search" and "Spokane By Owner".  These are our 3 favorite web sites for searching for real estate in Spokane.  The Tomlinson site is a great site to start out on.  In the "SIMPLE SEARCH", you can search Tomlinson by Zip Code, Region or Address.  There is also an "ADVANCED SEARCH" and a "MAP SEARCH".  The Tomlinson Black site is probably where we spend the most of our time looking.   However, once you've gone through all the listings in your area of interest, it's best to move onto WINDERMERE.

The Windermere Spokane web site is actually my favorite site.  They do have a few nice features that I really like.  One is that they update their information more often than most of the other Spokane Real Estate sites.  It is really nice to get a jump on everyone else, by seeing the listings first.  The second thing I really like about Windermere Spokane is that they have a search feature where you can specify that you want to only see the listings in the last "X" amount of days.  So, if you have already looked at everything for sale, this is a nice feature so you don't have to go through all the listings again.  I look at Windermere every day and just put a "1" in the "Last Days" block.  If I miss a few days, I just put a "3" in the box and it shows me all the new listings in the last 3 days.   The final thing that is really nice about the Windermere Spokane site is that they show you the STATUS of the listing ( PENDING, CONTINGENT, ETC.), which really is a nice feature.  Windermere also recently added the "PROPERTY POINT" feature, which you can get to from the main WINDERMERE.COM web site.  It allows you to interactively search with a MAP.  It's pretty cool.

If Tomlinson Black would add these 4 things to their web site,  I would probably like them just as well.  But for now, Tomlinson is in second place.   The worst Real Estate web site in Spokane has to be PLESE.  I like their Realtors a lot.  But, their web site is VERY low-tech.  About the only thing you can do on the Please Real Estate web site is jump to the MLS listings.  But, you can't see listings that each realtor has, etc.  I do have to say though that Plese has REALLY, REALLY nice realtors.  If I was BUYING a home, I would probably choose Plese over all the rest in Spokane.  They just don't have very good web technology for SELLING a home.  Hopefully they will improve this in the future.

The Last two places I like to check is the SPOKESMAN-REVIEW Sunday paper (which can be viewed on the SpokesmanReview.com web site, and the SPOKANYBYOWNER web site.  Both of these can be an excellent source for Spokane Real Estate By Owner.  The SpokaneByOwner web site can be found by clicking the Menu Button near the top of this page.

The above tips are mainly for Buyers.  To Sell a home we recommend either selling with SpokaneByOwner, or simply contact any Spokane Real Estate agent.  You are usually better off with a WELL KNOWN agent, as they may have more prospective buyers working with them.  Or, if you have a friend or relative who is a Spokane Realtor, that is usually a good place to start.
